I wanted a place where I could live inexpensively, and be able to start collecting stuff again! I knew what I wanted would involve some property, and with this in mind, I began looking around the local area to see what I could find. The first possibility was a lot right here at Rainbow’s End. There are many owned lots here within the park boundaries, and there are always some for sale. I thought it would be a great possibility until I looked at prices Compared to the surrounding area, lots in the park are going for very high prices!
My intention was to find a way to get on some land without going into debt, and the funds I had were too limited to allow me a space at Rainbow’s End. Instead, I started looking in the paper and in real estate flyers, hoping to spot that perfect property. Since I stopped traveling before I was completely broke, I still had a chunk of my original nest egg to work with.
Ideally, I wanted to find property to buy, and be able to do it ‘cash on the line’. I also hoped to have enough to be able to at least start to develop it. After spending a lot of time and energy looking on my own, I finally decided to go talk to some real estate agents. I had the good luck to hook up with Kimberly Butts at the local Remax office.
She really worked hard for me and I spent several weekends driving all over the countryside before finally finding some property that looked ideal.

They offer accommodation to a constantly increasing segment of society that own or rent RVs for leisure or use them for business. Transit RV parks that offer a convenient overnight stop are typically located close to highways; destination RV parks cater to tourists visiting vacation attractions and usually provide accommodation for a few nights; and residential RV parks that cater to retirees and snowbirds offer monthly and six-month contracts.
Almost all RV parks offer at least a basic standard of provision to each vehicle location, properly called a slip, which comprises water and electricity supplies and sewage outflow. Laying down these services is a complicated and expensive process. Laying out the utilities for an RV park is a complex project. Step 1 Install a hook-up post, properly called a pedestal, at every slip to provide electricity.
Pedestals are manufactured with integral , and amp outlets, all protected by their own inline circuit breakers, and some feature usage meters and a pedestal light to make hooking up easier after dark. The supply to each pedestal must be adequate to meet the peak amperage and usage demand anticipated from the slip, and the distribution board must be adequate to meet the peak demand anticipated from maximum slip occupation.
Step 2 Install a separate post with a securely mounted water supply tap. Ensure your water connections are matched to industry-standard hose ends; RV city water hoses typically end in male-threaded connectors, so your supply tap should have a female-threaded end. Consult your local code enforcement office to learn what materials must be used to supply water to the tap; conventionally PVC pipe is used to avoid contamination of the water and any unpleasant taste, although the riser from ground level to the tap should be metal.
If your water will be supplied by a city utility, ensure the available pressure will be adequate to supply all slips at maximum occupancy; if supplied by a well, be sure the pump pressure is adequate and the water standards meet or exceed all applicable regulations. Step 3 Consider six-inch cast iron, vitrified clay and PVC alternatives as pipe material. If your RV park is in a rural area, bear in mind that tree roots will easily destroy vitrified clay pipe.

This includes lots of electrical appliances and devices. Watts, or overall power, is a product of current, or amps, and voltage. If you want to know how many different electrical devices you can have on at one time in your RV or in your home, for that matter , this formula will tell you. As long as you stay under the amount of available wattage, your circuits will run smoothly. The volt system is powered by an RV electrical hookup plug or a generator, and it powers daily use items like kitchen appliances, your TV, and other electrical appliances.
This can be achieved with a single 12 volt battery or several 12 volt batteries wired together in a parallel circuit. However, using two 6 volt batteries wired together in a series circuit to essentially create a 12 volt battery is typically better than using a single 12 volt battery. The trade-off for using two 6 volt batteries is that two batteries take up more space than one. However, that trade-off may be worth it if your camping needs require that extended battery life.
Almost all RVs come with a power cord to plug into the electrical pedestal at a campground campgrounds with available hookups, anyway. They come in two amperages: A 30 amp cord has three prongs, and a 50 amp has four.

The following tip comes to RV Tip Of The Day from a fellow RVer who is a plumber by trade. I installed septic systems for quite a few years and have seen some weird .
Typical RVs with a single air conditioning unit and more modest standards of provision need a 30 amp service. All RVs need an electrical hook-up box, sometimes called an outlet or receptacle, to plug into. Decide what level of provision the electrical hook-up box must answer. Hook-up boxes are available with single amp and single amp outlets, and with multiple outlets, featuring a amp outlet served by a amp breaker, a amp outlet served by a amp breaker and a number of amp outlets served by a amp breakers.
Buy a rainproof electrical hook-up box with a cut-out design, so that the cover can be closed with the shore power cord in place. Some designs of hook-up boxes are available rated as “industrial,” which means they are built of heavy material and are equipped with heavy contacts. If such an uprating is available, purchase an “industrial” rated unit. Locate the electrical hook-up box in an area where it will be protected from direct rain and accidental contact, particularly from moving vehicles.

But does this theory apply as well to the construction of a new RV Park? We offer a more realistic assessment Over the years we’ve had a continuing flow of inquiries from persons who were contemplating building an RV park. They had invariably found us through the “Park Owners” Section of this website. In many cases they had done considerable research here, reviewing our RVer survey information and a large number of articles that deal with RVer preferences.
We have consistently replied that we’re not in the business of providing a consulting service to aspiring park owners, although we think in almost every case seeking professional guidance at the outset is extremely important.

Watch all my videos on YouTube! Boondocking is the primary use of this stealth van , yet a 15 amp RV hookup cable will be installed to connect the electrical system to the grid, when hookups are available. Commercial campgrounds have never been my favorite places to stay, as I prefer the immersion that only nature can provide. But sometimes, when your black water tank fills up, fresh water is needed or your batteries run low, a campground visit may be required.
Some form of access to the electrical system of the RV is necessary. One of the objectives of this van is its stealthy design. Any outward sign that identifies the van as an RV, should be avoided. The power cord enters the vehicle through an existing hole at the bottom of the B-pillar and will be connected to the 12V RV setup at the Murphy bed location.
